Regardless of delivery method or market, FORM's approach to construction services remains consistent: meet expectations of quality and safety, establish clear lines of communication, stay on schedule, and control costs. Relying on the experience and knowledge attained from over two decades of construction service and general contracting service, we understand the diversified delivery methods and needs of every client.

Such methods range from hard bid; where FORM has no involvement during the design phase, to an integrated Design-Build approach; where FORM plays an active role in the beginning early stages of the design process.

Regardless of the approach, each project will receive an unsurpassed commitment to quality from inception to completion due to our unique, proprietary Project Control System. Each employee is indoctrinated into the system whereby checks and balances are implemented to ensure flawless execution and delivery of construction services. Preconstruction managers proactively suggest practical and cost-saving alternatives to both the Owner and Architect. This knowledge and ability, coupled with computer analysis systems, allows for such adjustments early in the design process – thus avoiding significant alteration of design documents and potential costly delays in schedule.

Construction Services:

  • Coordinating with local, state and national governmental agencies to ensure workmanship compliance with building codes and permitting.
  • Plan review at various stages of completion for value improvement, constructability and cost savings.
  • Establishment and monitoring of RFI log and Submittal log.
  • Review and compilation of completion documents such as as-builts, warranties, O&M Manuals, etc.
  • Evaluation, budgeting and scheduling of initial project scope of work.
  • Participation in the creation of ongoing budgets and development of unit prices and allowances.
  • Establishment of procedures for coordination among trade contractors with respect to all aspects of project implementation.
  • Scheduling and coordinating progress meetings with key trade contractors, jointly discussing, resolving important project issues and recording meeting minutes.
  • Onsite inspections for conformance to schedule, design, quality and safety.
  • Review of change order requests, if necessary, for validity and pricing.
  • Review of payment requests from subcontractors and consultants.
  • Leading and monitoring the work of the trade contractors to complete the project in accordance with the quality, cost, safety and time objectives.
  • Providing regular monitoring and updating of the schedule as construction progresses.
  • Providing summary reports — monitoring and documenting all changes in schedule.
  • Evaluating the adequacy of and making adjustments to the trade contractor’s personnel, equipment and the availability of materials and supplies to meet the schedule.

Pre-Construction Services

FORM Construction Management has a full-time, in-house staff of professionals dedicated solely to providing our clients with a full spectrum of preconstruction services. Though our services vary based on project delivery method, market requirements and our unique client needs, what doesn’t vary are the results—detailed, accurate and complete data up front, allowing for comprehensive, informed decision-making, cost control and schedule adherence.

Accurate estimating is a key element in our approach to maintaining cost control. Based upon a very limited amount of input, we can provide a detailed and accurate estimate to build a custom facility or modify an existing facility. FORM maintains a database of information on current regional labor and material costs and consistently reviews historical data compiled from similar projects to determine the best methods and materials available to complete the project on time and within budget. This forward-thinking approach enables us to sequentially map out the logistics of an entire project well in advance of construction. Aided by a computerized system based upon decades of experience in the design and construction of a wide variety of projects, our project estimators prepare cost estimates that represent the true market picture. Our estimates will provide a complete and detailed breakdown of how, why and where funds are to be allocated.

Throughout the project, we will estimate and value engineer all costs of the work with regard to options and alternative systems suggested by FORM, the Owner and/or the Architect. These budgets are prepared as soon as project requirements have been identified and are updated continuously for review. All budget information, project costs and related information are reported on a frequent basis. We continually update and further refine this estimate for the Owner’s approval as the development of the drawings and specifications progresses.

Budget Development and Estimating
FORM's preconstruction teams understand how critical early estimates are to each client’s project success. FORM practices a continuous process of cost control beginning on the day we are selected as part of the project team. From that day forward, we focus on realistic budgeting, accurate documentation and ongoing review of costs to help you maximize your budget dollars. Using our proprietary estimating tools and databases, as well as timely information from the marketplace, our experienced in-house team of estimators collaborates with the project team in the development of an early, accurate budget. As the design develops, we maintain a watchful eye toward the budget, providing advice as to cost, schedule and constructability.

Value Analysis
FORM’s systematic and proactive approach to value engineering maximizes the effect of every project dollar spent and is a critical component of our process. This includes cost analysis, identification of alternatives, construction feasibility, considerations relative to labor and material availability, and effect on the project schedule. Our role is to investigate and suggest viable design alternatives that will avoid unnecessary expenditures and provide improved value and economy, while maintaining the design intent and owner goals. During the value analysis review, all expenditures relating to construction, maintenance, operation, and replacement are considered.

Constructability Reviews
Based on our decades of experience, the FORM preconstruction team reviews the design documents to ensure the documents are clear, the construction details are efficient, and the architectural, structural, mechanical and electrical drawings are coordinated. We will work continuously with all design professionals involved in the project team to ensure there are no “surprises” during construction to impact the overall schedule and/or budget.

Our architecture and construction teams work in adjoining offices, so communication is streamlined and the teams work in tandem to bring you value-engineered solutions throughout your project. We also have design-build experience working with other architecture firms, if your design team is already in place.

General Contracting Services

If your design is already completed, FORM Construction Management can provide a firm, fixed price to complete the construction in accordance with your plans. With finished plans and specifications already available, FORM can mobilize quickly to meet your critical schedule.

Construction Management Services
 

FORM’s construction management services are well-suited to large, fast-track projects, or to organizations that don’t have the internal resources to orchestrate the construction effort. As the construction manager, FORM Construction gets the project up and running and sees it through to completion on your behalf.
